  • How do I get started?

    You’re here, and that’s a great start! To understand your unique situation, we encourage you to book a Zoom call or reach out to us directly. If you’re looking to buy a home, the first thing you need to do is speak with a mortgage lender so that you can find out what your budget is and what payment you feel comfortable with. It’s a very quick and easy process and we have some great lender options, if you’d like some! Just shoot us a message and we can provide them to you. For those with a home to sell, let’s set up a time to come see it in person. You’ll be able to tell us about any updates you’ve done, what you love about the home and what your plans are after you move, and we will be able to give you an idea of what price it would command in this current market.

  • How long will this process take?

    From going under contract to getting to the closing table, the process of buying a home usually takes about 30 days, on average. Throw in the time that you’ll need to see homes in the area (usually a week or two), and that will give you a good idea of how many days you’re looking at, start to finish.

  • What areas do you cover?

    The North Metro Atlanta Area. Being born and raised here has given us a deep familiarity with the suburbs North of Atlanta. Based out of Marietta/Cobb County, we cover a region within several hours-drive of this area.

  • Why should we hire you?

    Picking a Realtor is a very personal decision and you’ll want to be comfortable with and confident in the agent that you choose. It’s critical for your agent to be knowledgable about the local area, contracts, and negotiation to ensure success. In addition to the above, we believe in being genuine, approachable, and available in our relationships with our clients.

  • How much money do I need up front?

    In addition to any buyer’s agent commissions, the other costs associated with buying a home in Georgia are as follows:

    -Down payment (3%+ of purchase price)

    -Earnest money (Usually around 1% of purchase price. This money is deposited into a temporary account (escrow) and then credited to your sales price at closing)

    -Home inspection fee (usually $350-$600)

    -Appraisal fee (~$500)

    -Closing costs (Usually about 3% of the purchase price). These costs will give you a really good estimate of the cost to purchase a home.

  • What kind of real estate services do you provide?

    One reason we decided to go into real estate in the first place is because we wanted to improve upon the experiences we ourselves have had with agents as buyers, by being excited, patient, and knowledgeable advisors during the process. From our experiences, these agents lacked availability when we needed them, seemed to rush the process, weren’t very personable, and didn’t seem invested in our long-term satisfaction. Our goal is to be the best at what we do, and to do it in a way that is the least “sales”y and most authentic. We are so proud of the positive reviews we’ve received from past clients, letting us know that what we are doing is working and making a huge difference in peoples’ lives. To that end, we would love to help you with buying and selling locally or if you find yourself relocating to or from Georgia. Most of the time, it’s great to just have a sounding board to bounce your ideas off of, and we are here to do just that.

  • I live out of town, how can I view properties?

    While it’s ideal to be able to view properties in person, sometimes that just isn’t possible. For those scenarios, we like to use FaceTime or video walkthroughs to give you an idea of what the area and homes are like. We also encourage you to check out Google satellite and street views to see what’s outside of view of the listing agents’ property photos. Sometimes, it’s surprising!

  • From inspectors to lenders, closing attorneys to contractors, how do I find the right professional for the job?

    We have sold hundreds of homes in the North Metro Atlanta Area and have had the opportunity to work with many different vendors. It is 100% your decision which people/companies you would like to use in your transaction. If you need some options to choose from, we can provide a list of companies we’ve worked with that are both affordable and top-notch in how they do their job.

  • How do I get my home ready to sell?

    You only get one chance to make a good first impression, and we believe in putting your best foot forward. We always recommend de-cluttering, landscaping, and your own or professional staging before hitting the market. If you’re even considering selling, call us first. There have been times when sellers inadvertently “over-improve” their homes hoping they will realize a better return-on-investment when it sells, but it really depends on the comparable homes sold. We provide an in-depth, free consultation in your home where we discuss how it can be showcased best, and share with you your official Comparative Marketing Analysis. We also provide award-winning professional photography for your listing, including drone footage, when applicable. Each home is different and requires a custom approach to make sure it looks show-ready come picture time.
